Residential Projects
RESIDENTIAL PROJECTS
Expand Construction began its construction business by undertaking mainly in the Housing & Development Board (HDB) public housing projects which involves the upgrading of existing public housing units such as LUP, IUP and MUP. This has since expanded to D&B of Home Improvement Program (HIP) and newbuild Build-to-Order (BTO) housing projects; ranging from single-family homes and apartment buildings to high-rise executive condominiums (ECs). These projects are governed by various planning, building, and contractual regulations, primarily overseen by authorities like the Urban Redevelopment Authority (URA) and the Building and Construction Authority (BCA) in Singapore.
The types of residential projects include:
- Public Housing (HDB flats): This includes various flat types like 2-room, 3-room, 4-room, 5-room, and 3Gen flats, designed to cater to different income levels and family sizes.
- Private Housing: This segment encompasses a variety of property types:
- Flats and Condominiums
- Landed housing (Bungalows/Detached houses, Semi-detached houses, and Terrace houses)
- Strata landed housing (Town Houses)
- Executive Condominiums (ECs): A hybrid of public and private housing, ECs are developed and sold by private developers but have initial eligibility conditions and a minimum occupation period like HDB flats.
The Public Housing Arm of Expand Group essentially the first engine of Expand’s business and it operates under our flagship company of Expand Construction Pte Ltd.
Expand started off with LUP, IUP and MUP projects. When the company achieved the BCA CWO01:A1 category, it secured its first HDB BTO project in 2011 at Punggol West C28 at $157m with 1010 units. This spins off the HDB BTO journey with Punggol East C44, Sembawang N1C2, Sembawang N1C1, Hougang N9C19, Hougang N9C16&17, Sengkang N4C22&23, Punggol North C11&12 and Hougang N1C15.
In the process, Expand undertook the HDB Design & Build Home Improvement Projects (HIP) securing its first HIP project under Group 14F. This followed by several more D&B HIP projects such as Group 22B; Group 23A; Group 25C and Group 29K.
This brought Expand into a new season and Gen2 phase after the tough COVID-19 pandemic. Expand emerged stronger and more resilient.
In 2025, Expand was awarded three new BTO projects at Kallang Whampoa C60, Yishun N7C21 and Sembawang N4C23.
